The Verdict

A world-class home behind a page that hides it.

Villa Roma is a genuinely rare asset — dual-living, blue-chip island position, income-producing. The property is not the problem. The page selling it is losing you buyers before they ever pick up the phone.

Grade: D — Underperforming.
The listing has good photography and honest copy, but it is insecure, invisible to search, weakly converting, and — most importantly — sitting where buyers will never find it. Every issue below is fixable, most within a week.

The one thing that matters most

You are trying to sell a $3.95M home on a page almost no buyer will ever see.

90%+ of Gold Coast buyers begin on realestate.com.au and Domain — not Google, and certainly not ldsvision.com.au. You can fix every pixel on this page and still sell slowly, because the page has no audience. Fixing distribution (next page) is worth more than every other improvement in this document combined.

Strategy · The #1 Move

Fix distribution first. Everything else is second.

The hardest part of a private sale isn't the website — it's getting in front of the same buyers an agent would reach. Here is how you do that without giving up the commission saving.

The problem in one line

An agent's real product isn't negotiation — it's distribution: the moment they list, your home appears in front of tens of thousands of active buyers on realestate.com.au and Domain. Sell privately on your own website alone and you inherit the commission saving and the agent's hardest job: being seen.

The solution

List on realestate.com.au + Domain via a "For Sale By Owner" service.

Services such as PropertyNow, buyMyplace and For Sale By Owner are licensed intermediaries that place your listing directly onto realestate.com.au and Domain for a flat fee (typically ~$700–$1,200), no commission. You keep control, you keep the saving, and you get 10–50× the buyer eyeballs of your own site. This is the single highest-ROI decision in this entire document.

The commission math
~$80,000 – $110,000 saved

A typical Gold Coast selling commission of 2.0–2.75% on a $3.95M sale is $79,000–$108,600. A FSBO portal listing costs ~$1,000. You are protecting a six-figure saving — spending 1% of 1% of it to actually reach buyers is a rounding error, not a cost.

How the pieces fit together

1

Portals = reach

realestate.com.au + Domain via FSBO service. This is where buyers discover the home.

2

Your page = conversion + credibility

The listing on ldsvision.com.au becomes the rich destination buyers click through to — video, 3D tour, full story, direct enquiry. The rest of this dossier makes that page world-class.

3

Paid + social = amplification

A small geo-targeted video-ad budget (Meta/Instagram + Google) pushes the home to buyers in Sydney, Melbourne and the expat market who'd relocate for an island dual-living asset.

Bottom line: do Step 1 this week regardless of everything else in this report. Then we make the destination page (Steps 2–3) convert like the top 1%.

The Audit · Critical Faults

What's broken — with the evidence.

Pulled from the live page's source code and a fresh render on 24 Oct 2026. Ranked by damage to a sale.

Desktop listing
Live desktop render. Note the landline in the header as the only prominent contact, the "$3.95 EOI" price (missing the "M"), the "380 m2" size stat, a lounge-room hero instead of the home's best shot, and a blog "Recent Posts" sidebar stealing attention from the sale.
1. The site is "Not Secure" (no HTTPS)
Critical
The page serves over plain http:// with no redirect to HTTPS, and the SSL certificate doesn't even cover www.ldsvision.com.au (it only covers cpanel/mail subdomains). Chrome shows visitors a "Not Secure" warning.
Fix: Install a valid SSL certificate for the domain (free via Let's Encrypt in cPanel) and force HTTPS. On a $3.95M listing, a browser security warning is a silent trust-killer. Do today.
2. The price looks broken
Critical
The price displays as "For Sale $3.95 EOI" — the "M" is missing. At a glance it reads as $3.95. On a luxury listing, a price that looks like a typo undermines every other quality signal on the page.
Fix: Display "$3.95M — Expressions of Interest" or "EOI — Offers in the high $3M range," consistently in the stat bar, the gallery overlay, and the page title.
3. The land size contradicts itself
Critical
The stat bar shows "380 m2", while the description says a "670sqm corner block." 380m² is almost certainly the internal floor area mislabelled as land. Buyers of a $3.95M home absolutely notice — and a contradiction reads as carelessness or, worse, misrepresentation.
Fix: State land as 670sqm (corner block) and, separately, internal/floor area if you want it. Never let two different numbers describe the same thing.
4. The enquiry path is buried and broken
Critical
For a direct-to-vendor sale, the enquiry is the entire business — yet the agent's mobile (0423 856 622) sits as plain text mid-paragraph, not a button. The only prominent number is a landline in the header, and its click-to-call link is malformed (href="//+61 (7) 55387412") so it won't reliably dial on a phone. On mobile the number renders in pale grey — nearly invisible.
Fix: A prominent, tappable "Book a Private Inspection" button + tap-to-call the mobile, repeated top and bottom, plus a sticky bar on mobile (see rebuild).
5. Invisible to Google (no meta, no schema)
Critical
The page has no meta description (Google will scrape random text for the snippet) and zero structured data — 0 JSON-LD blocks, no RealEstateListing/Residence/Offer schema. It's running WordPress 5.8.18, three years out of date (a security and performance liability). Competitors all ship schema — it's why their listings get rich Google results and yours doesn't.
Fix: Add a written meta description, add RealEstateListing + Offer + geo schema, and update WordPress + the RealHomes theme.

The Audit · High-Impact Faults

The gaps between this and a top-1% listing.

6. No video, 3D tour, floorplan or drone
High
For a $3.95M dual-living island home these are table stakes, and all four are missing. There is no cinematic walkthrough, no Matterport 3D tour, no floorplan (critical for a "two dwellings, potential two titles" story), and no aerial showing the island/corner position.
Fix: Commission a video + Matterport 3D + drone + floorplan. For a home where the layout is the selling point, the floorplan alone will lift serious enquiries.
7. The EOI has no closing date
High
An Expression-of-Interest campaign lives or dies on a deadline — it's what forces buyers off the fence and creates competitive tension. The page states no closing date, so there's zero urgency.
Fix: Set and prominently display an EOI closing date ("EOI closing 5pm, [date] unless sold prior"). Use it in the ads too.
8. The page fights itself for attention
High
The listing carries a "Recent Posts" blog sidebar (generic articles), social buttons including a dead Google+ icon (defunct since 2019 — signals an unmaintained site), a weak lounge-room hero image instead of the home's hero shot, and a login/register/favourites bar aimed at agents, not buyers. Every one of these pulls focus from the single goal: enquire.
Fix: Strip the listing down to the sale. Remove the blog sidebar, kill Google+, lead with the best exterior/water or alfresco-spa hero, and make "enquire" the only meaningful action.
What's actually good (keep it)
Strengths
Honest, detailed copy — the dual-dwelling breakdown and feature list are genuinely strong. Good image alt text — 40 of 41 images are described (rare, and good for SEO/accessibility). A real contact form plugin is installed (Contact Form 7) — it just needs to be deployed as a proper inspection-booking form. Solid foundations to build on.
Mobile listing
Mobile render: the phone number is pale grey and nearly invisible, a dead Google+ icon sits up top, and the oversized hero headline pushes the actual home far down the page. Over half of buyers browse on mobile first.

The takeaway

You're two strengths and eleven gaps away from top-1%. The strengths (copy + photos) are the expensive parts to get right, and you already have them. Almost every gap is a one-time setup — media shoot + a focused page rebuild + an SSL click — not an ongoing cost.

The Plan · Priority Order

What to do, in what order.

Sequenced by impact-per-effort. If you only do the first three, you've already transformed the sale.

This week — reach & trust (highest ROI)
1

List on realestate.com.au + Domain via a FSBO service

PropertyNow / buyMyplace. ~$1,000, keeps your ~$100k saving, unlocks the buyer audience. The single biggest move.

2

Turn on HTTPS

Free SSL in cPanel, force the redirect. Kills the "Not Secure" warning instantly.

3

Fix the three credibility errors

Price "$3.95M", land "670sqm" (remove the 380 contradiction), and make the mobile (0423 856 622) a prominent tappable button.

Next 1–2 weeks — the media that sells luxury
4

Shoot video + Matterport 3D + drone + floorplan

One shoot. These are the assets a $3.95M buyer expects and that your dual-living layout needs to land.

5

Rebuild the listing page

The top-1% layout on the previous page — sticky CTA, booking form, lead magnet, investor panel, EOI deadline, clean single-goal design.

Then — findability & amplification
6

SEO layer

Schema, meta description, retitle, Isle-of-Capri lifestyle content, WordPress update.

7

Paid amplification

Geo-targeted Meta/Instagram video ad + Google, retargeting page visitors. Target GC + Sydney/Melbourne/expat buyers.

Remember

The home is already a 10. This is about the shop window — not the house.

Steps 1–3 cost about a thousand dollars and a few hours, and they remove every reason a serious buyer would bounce. Steps 4–7 make it compound. You're protecting a six-figure commission saving — this is the work that earns it.
